My data shows a massive gap: homes priced at 2024 "peaks" are averaging 105+ days on market, while neighbors who price just 3–5% below those highs are seeing a 33.9% jump in activity.

02. "How do I compete with new construction?"

"I'm seeing builders offering 4.99% rates. How am I supposed to sell my existing home against that?"

While you can't build a brand-new house, you can beat them on location and move-in readiness. Most new builds involve 10-month wait times. We are finding success by highlighting "Lifestyle Value"—established landscaping and proximity to the beach—and by offering Seller Concessions to match builder rate buy-downs.

03. "Should I wait for that 'magic' rate?"

"I heard rates might hit 5.8% by summer. Should I just wait?"
